Gemeinnützige Baugesellschaft Offenbach (GBO) is the owner of seven plots of land in Offenbach's Bieber-Nord and Bürgel-Ost development areas, on which apartment buildings with 70 affordable residential units in a mix of 1- to 4-room apartments are to be built using sustainable construction methods. The three pillars of sustainability - ecological, social and economic - are central objectives for this project.

The flexible arrangement of the Lechner Cube timber modules enables individual solutions to be found for the different plot sizes, while at the same time allowing for a balanced A/V ratio. The prefabrication of the modules with wood from the region will help to avoid noise and dirt for the residents and minimize the construction time. Maintenance is simplified and recycling at the end of a long life cycle is made possible by revisionable connections.

In Bieber, car parking spaces can optionally be provided on the property, behind the buildings in double-parking facilities or within an underground garage. In Bürgel, on the other hand, all parking spaces are located on the properties. The same applies to parking facilities for bicycles.

The reduction of sealed surfaces on the plots to a minimum and the use of permeable surfaces in the open space design allows for decentralized rainwater management. The rainwater can evaporate to improve the local climate, be fed into the groundwater through infiltration, but can also be used by residents to cultivate their green spaces.

The roofs of the apartment buildings in Bieber are to be extensively and biodiversely greened and also equipped with photovoltaic modules for the general electricity supply. In Bürgel, the photovoltaic systems will supply the planned heat pumps for the buildings that are not connected to the district heating network.
