The need for living space in Jena is constantly increasing. As part of the sustainable residential development potential, existing residential building areas are being identified and realised within the housing scheme. The plots "Beim Mönchenberge" represent this type of potential area with it approx. 3.7 hectares, situated in the north of the city of Jena on the outskirts of the landscape zone Heiligenberg. For this purpose a zoning plan with an accelerated procedure pursuant to §13a BauGB (German Building Legislation) is to create an urban framework.

The zoning plan intends for the new residential area to be divided into four individual districts.  Each district forms an autonomous building ensemble that surrounds and individually designed and communally used green courtyard. This courtyard structure enables a personal element to be created, the private character of which is at the forefront. In this way a high-quality residential situation is designed for each residential unit, offering the residents a unique view over the conservation area "Mittleres Saaletal" due to the large difference in height in the area.

In the four planned districts a standardised construction structure with four to five full storeys and a flat roof construction are planned. An open construction with detached tower blocks are planned to the western and southern edges of the planning area, that forms the transition to the existing development resp. landscape area. Along the central axis and at the boundary to  Naumburger Straße building structures are envisaged, displaying a closed character.
