The demand for residential space in Jena is constantly increasing. For this reason, existing residential development potential within the settlement area is being identified and implemented as part of sustainable settlement development. The land "Beim Mönchenberge", in the north of the city of Jena on the edge of the Heiligenberg landscape area, represents such a potential area of around 3.7 ha. For this, planquadrat drew up a development plan and took over the structural planning.
The development plan divides the new residential area into four individual quarters. Each quarter forms an independent ensemble of buildings grouped around an individually designed and communally used green courtyard. This courtyard structure makes it possible to create a personal address for all the quarters, whose private character is in the foreground. In this way, a high-quality living situation is created for all residential units, which offers the majority of residents a unique view of the "Mittleres Saaletal" landscape conservation area due to the large difference in height in the terrain.
A uniform building structure with four to five full storeys and a flat roof has been implemented in the four districts, which is continued on the western and southern edges of the residential area in an open design with detached point houses, thus creating a flowing transition to the existing buildings and the landscape. Along the central axis and on the border with Naumburger Strasse, the development structure has a more closed character.
With a new U-shaped building and a renovated prefabricated building, Quartier 4 forms the prelude to the residential area and has been converted into a senior centre and service apartments. The new building comprises two four-storey residential buildings facing south, which are connected by a two-storey block. This houses administrative and communal facilities for the residential complex. In an east-west direction, the site has a slope of three meters, which provides additional living space and ground-level access to the underground car park.
