The publishing quarter in Darmstadt was developed in the post-war period for the "smokeless" industry. This is also where the printing company Prinovis was located, whose buildings were demolished after it closed down. On this site between Haardtring and Berliner Allee a new quarter is being built for office and residential use, called Berliner Carrée. It takes up the urban complex of the publishing quarter, that is characterised by orthogonally arranged solitary buildings between free-running roads. The proximity to the railway station and to the town centre makes the district a very good location for commercial and residential use. In following three construction phases are being developed: Alex with offices and baker subsidiary with café, Marlene with rental apartments and John with funded rental apartment building and retail space. The first construction phase, Alex, gives the start of the new district an urban touch. In the second construction phase, Marlene, three five-storey terraces with penthouse level for residential use, that are protected from industrial noise caused by neighbouring structures towards the south by a noise barrier. 116 barrier-free apartments are being built here. In the third construction phase the district is bordered to the west by a six-storey, long angle structure, John. Along with 55 residential units, partly socially funded, this new building comprises retail space on the ground floor that will be used by a full-range provider. The facades of the second and third construction phases are characterised by homogenous punctuated facades with vertical and freely positioned window strips and fit harmoniously into the overall picture.
